I've spent my career on the part of the work that spreadsheets don't hold.

For more than twenty years I've led people functions inside organizations under real operating pressure, which is a polite way of saying I've been in the room when a plan met a workforce and lost. That experience is what TL Urban Development is built on.

Development is treated as a capital and land discipline. In practice, the projects I've watched stall did not run out of money. They ran out of alignment: a community nobody consulted, a team that had outgrown its structure, a hiring commitment written by someone who had never hired.

I'm also a doctoral student in applied organizational practice, which shapes how I work more than where I studied. I don't bring frameworks I read about. I bring the ones I've tested, and I tell you which parts of the evidence are thin.

And I build. The planning, org-design, and project-delivery tools I put in front of a client are ones I've built and run with my own teams first. If I hand you a process, it has already survived contact with people who had no patience for it.
